Soft spots near the house usually mean the ledger board or rim joist has taken on water and started to rot. We cut out the damaged framing, replace it, and reflash the connection so it doesn't happen again in the same spot.
Anaheim sun is hard on exposed wood, and an unsealed deck will gray and check within a season or two. We pressure wash, let the boards dry fully, then apply a penetrating stain or clear sealer rated for UV exposure.
Some yards call for a single low platform off the back door, others need two levels with a stair run and built-in bench seating. We design around how you'll actually use the space, not just how it photographs.
Composite boards don't split or splinter the way wood does, but they still need proper joist spacing underneath, usually 16 inches on center instead of 24. We install with hidden fastener clips so the surface stays clean and screw heads never show.
California code calls for guardrails at 36 to 42 inches with baluster gaps under 4 inches, and a lot of older decks don't meet that anymore. We rebuild railing systems to spec and make sure the posts are actually bolted through the rim joist, not just toe-screwed.
If the frame underneath is still sound but the decking is cupped, splintered or fading, we can pull the old boards and replace them without rebuilding the structure. It's a faster, cheaper way to get a deck looking new again when the bones are still good.
A deck that bounces when you walk on it usually has undersized joists or a beam spanning further than it should. We check the framing against current span tables and add joists, sistering or a mid-span beam where the numbers don't hold up.
Water pooling under a raised deck rots the framing from below where you can't see it happening. We install under-deck drainage systems that channel water off the joists and away from the house, so the space underneath stays usable too.
A lot of our deck clients ask for shade once the deck itself is finished, especially on west-facing yards that get full afternoon sun. We build attached pergolas and shade covers tied into the same posts and beams as the deck, sized to actual wind load for this area.
